Where is Sunrisestar’s office?
Our office is located in our Portland Tower property on Portland Lane, just behind the Cavendish pub on West Street. Our office hours are 10.00-18.00, Monday to Friday.

How do I book a viewing of a property?
You can either phone us on 0114 278 7555 or email us on mail@sunrisestar.co.uk to book an appointment. We carry out viewings from 11.30am-5.30pm Monday- Friday. Find out days and times that your entire group are available and we will arrange a viewing for when it suits everyone. One of our members of staff will be there to show you around and answer any questions you may have.

We want to sign for a property, how do we go about it?
You can come into our office and have a look through the tenancy agreement or you can read it on our website, and when you are happy you can book an appointment to sign the tenancy agreement and pay your deposit and administration fee. Until we have received your deposit and you have signed the Tenancy Agreement, viewings for that property will continue.

What type of contract will we be signing for?
All our contracts are “Assured Shorthold Tenancy Agreements” and run from the 2nd July 2012 until the 25th June 2013. All properties are let on a Joint tenancy agreement.

What is a joint tenancy agreement?
A joint tenancy agreement is when the property is rented in its entirety, instead of rented by rooms like they do in halls of residence. This means that the tenants are jointly and severally liable for any rent arrears and/or damages to the property.

How much is the deposit?
The deposit is £150 per person and is required upon signing the tenancy agreement.

Is there an administration fee?
Yes. Sunrisestar charge a non-refundable administration fee of £100 per person, which is also required upon signing the tenancy agreement.

How long is the contract length?
All our properties run on a 12 month contract. So you can move your belongings straight in on the 2nd July. [TOP]

How do we pay the rent?
For all our properties, rent is paid in three equal instalments, which is calculated by multiplying the weekly rent per person by 52 (number of weeks in the year) and then dividing that by 3 (number of payments). It is paid by post dated rental cheques dated for the following dates:
18th June 2012,
18th October 2012,
18th February 2013.
These cheques will not be cashed until the dates given above.

What does ‘all inclusive rents’ mean?
All our prices are all inclusive. This means that all utilities such as water, gas and electricity are included in the price of the rent*.

Is internet included in the rent?
No. you will have to sort out the internet yourselves. This way tenants have more freedom over how much they pay a month and whether they want additional features such as Sky+ etc or not.

Will I need contents insurance?
No, it is not a requirement. However it is advisable to insure your personal belongings against accidental damage and theft.

Will we need a TV license for the property?
Yes you will need to buy a TV license for the property. However on a Joint Tenancy Agreement you will only need one license per property.

Is parking available at the properties?
At our Fairfield Complex and Bramwell Court properties there is secure off street parking for our residents. Unfortunately our Portland Tower property does not have any parking and due to its City centre location free parking is somewhat limited. All our other properties are able to apply for residents parking permit from Sheffield City Council.

Do we have to pay council tax?
No, because you are students you are exempt from paying council tax. However if you have recently left University or are not a full time student you will be required to pay council tax. Please note that we will not accept anyone who is not a student. What security measures are in place at the properties?

What security measures are in place at the properties?
We have CCTV in operation at our Portland Tower property with surveillance of all floors, entrances and surrounding streets.  There is also limited CCTV at our Fairfield complex. All our properties have coded keys and the majority of our properties have coded key pad entry and burglar alarms as well.

Can I redecorate my room?
No, we use professional decorators. If you redecorate without telling us you may be charged for the room to be redecorated at the end of your tenancy.
